Skanska USA Commercial Development has broken ground on a $216 million tower in the District.
The 11-story, 334,000-sq. ft. retail and office building is scheduled for completion in 2024.
Kohn Pedersen Fox Associates designed the structure, with the name 17xM, at 1700 M Street NW. More than half of the building’s space has been leased by global law firm Gibson, Dunn & Crutcher LLP.
Skanska says the structure is the first in the US to achieve SmartScore certification process, with measurements based on the two major categories of user functionality and technology.
“We celebrate 17xM as an example of unparalleled standards of tech, convenience and flexibility,” Mark Carroll, executive vice-president and regional manager of Skanska USA Commercial Development’s Washington, D.C., operations, said in the statement.
“Skanska understands it is ever-important for today’s office buildings to have a future-forward, smart design. 17xM will provide Gibson Dunn and future tenants with a safe, sustainable and dynamic workplace where their employees can thrive.”
17xM is designed to boost personal wellness and enhance the tenant experience with features like integrated amenity spaces, rooftop deck, private lower-level terrace and a private vehicular drop-off area for tenants and guests that will reduce overall traffic around the building.
This is the latest Washington, D.C.-area real estate development for Skanska. Other projects include:
- An 11-story, 230,000-sq. ft. office building with approximately 10,000 square feet of ground-floor retail at 2112 Penn;
- OZMA, a 13-story, mixed-use development at 44 M Street Northeast;
- 3901 N Fairfax Drive, a nine-story, 201,000-sq. ft. office building with 184,036 square-feet of office space and 10,280-sq. ft. of ground-floor retail; and
- The Heming, a 28-story, 410-unit luxury apartment building in the Tysons East neighborhood of McLean, Virginia, with 38,000-sq. ft. of ground-floor restaurant and retail space.
